Following roofing works that were being carried to apply a liquid applied membrane to the podium deck above.
The concrete below due to water ingress into the concrete over a prolonged period of time meant the steel rebar had oxidised & expand causing the concrete to the underside of the soffit/ceiling to delaminate & spall.

Sea Cadets Seaham
We were contacted by the Sea Cadets for a job in Seaham. During storm Arwen the parapet wall had became detached from the main building. Upon further inspection we noted that to the rear of the wall concrete lintels/brickwork & pointing was in a poor state of repair with evidence of carbonation of concrete, spalling concrete due to oxidisation of the steel. We put forward our scope of works, this was passed by the structural engineer and we got to work on the scheme. The works were complicated as we could not erect a scaffold/working platform to the rear due to steel decking on roof, this meant a design scaffold had to be implemented from the front elevation so that the working platform was totally independent of the steel decking of the flat roof. Our remit was to reconnect parapet wall using 12mm 304 grade stainless steel dowels, using cementitious grouts to anchor vertically through the parapet wall, remove and replace spalling bricks with the best possible match, carry out concrete repairs to lintels removing and replacing old rebar with new, grind out and repoint the rear elevation of the parapet wall. Job done 10 Year insurance backed guarantee applied, onto the next one.
